Closing Information
Real Estate Purchase Information
We appreciate your interest in choosing Olde Key for your upcoming settlement. To facilitate the closing of your real estate purchase, please provide us with the following information:
- Executed Contract of Sale and any addendums thereto.
- Copy of the Prior Owner’s Title Insurance Policy (or a HUD-1 Settlement Statement from original purchase).
- Buyer and Seller - Full Names, Addresses, Phone and Fax Numbers and Email Address(es).
- Mortgage Lender, Name of Loan Officer & Processor, Phone and Fax Numbers and Email Address(es).
- Seller Social Security Numbers and Existing Mortgage Lender(s), Loan Number(s) and Phone and Fax Numbers.
- Seller Miscellaneous Payoff Information with Account Number(s) and Phone Number(s). including any Home Equity lines of credit, even if $0.00 balance as they still have to be closed out.
- Seller’s verification of state or country of residence, for purposes of determining FIRPTA or non-resident seller withholding tax in Maryland.
- Homeowners Association Name, Address, Phone and Fax Numbers, Email Address and Annual and/or quarterly or monthly fees.
- Realtor Name, Realtor Company, Address, Phone and Fax Numbers, Email Address(es) and fees if known.
Important Details
IF THE TITLE IS IN THE NAME OF A TRUST, please provide a copy of the trust for review by counsel in preparation for closing and the tax ID or EIN of the trust.
IF ANY OWNER IS DECEASED, please provide a copy of the death certificate.
IF SELLER IS A CORPORATE ENTITY, LLC OR LLP, please provide a copy of the articles of incorporation or organization, the operating agreement, certificate of good standing from SDAT, and a resolution authorizing the sale of the subject property, confirming the person(s) authorized to sign on behalf of the entity.
Be advised that it usually takes 7 to 10 days from the time we receive your information to prepare documentation for settlement.
